When selling your house/property it’s critical that you select the right Real Estate Agent to represent your interests.

There are many considerations/questions that need answering i.e.

  • Who is the best Agent and representative to sell my property?
  • Do they understand the target market of prospective buyers for my property?
  • Do they understand all my properties benefits and features?
  • What is the best method of sale for my property?
  • Will my property be marketed effectively?
  • What will be the selling Agent’s professional fee?
  • How much will they recommend for the marketing budget?

The reason that our Real Estate selling advocacy service is so effective, is that we are also “in your corner” representing your interests during the entire process, and you pay us nothing for our service.

How does it work?

In consultation with our client, we formulate a “short list” of Real Estate Agents that would be best suited to sell your home/property.

After this we organise the Agents to inspect the property with us presentwe then have this “panel” of Agents submit an appraisal report to us, based on the selling brief we provide them. In addition to the critical detail we want from them, we also ask them various general questions, so we know that they have a clear understanding of the property’s features/benefits i.e. the total offering.

On receipt of the Agents appraisal reports, we sit down with our client and go through each submission, our client then selects the Agent that they want to represent their interests selling their home/property and engages them.

We continue to be involved during the entire selling process, we are in contact with the selling Agent weekly (to discuss their prospective buyer inspections etc.), and when you have an offer(s) on your property, we discuss these with you and offer our feedback around your options; and assist you through any negotiation process.

So, you benefit from our decades of experience at every point from Agent “panel” shortlist, Agent briefing through to Agent selection, and Contract negotiation support et cetera.

How are we renumerated?

Real Estate Agents/ Sales Representatives work in “Association” with each other, and give property listing referrals between themselves and share the selling fee, (the referring Agent generally receives a 20% referral fee from the listing/ selling Agent) , this has been standard industry practice since I’ve been a licenced selling Agent (C1980’s) and is the same today; and this is the key. The selling Agent pays us a referral fee direct, our fee is paid out of their agreed professional fee that you pay them. So, (and as an example only), if you pay them (say) 2% plus GST, or 2.5% plus GST or whatever is negotiated, they pay us direct and after you have had settlement.

So, you would have paid this same professional fee to them whether we were representing you or not – hence you pay nothing for our service but have all the benefit of our decades of industry knowledge and selling experience.

Is this service new?

No this service has been around for some years now, there are several interstate based companies that do this nationally, whereby their scope of service is referring you details of some Agents in your area (only the ones registered with them), whereby apart from just furnishing their details (and checking that you have listed with one of these) that is the extent of their involvement.

They certainly are not “hands-on” in any way, they are certainly not meeting the Agents at your property, briefing these Agents as to your expectations, discussing appraisal reports with you, giving opinions with Contract negotiations, and following the sale process through to settlement.
