We wanted to renovate our 1993 3BR 1 Bath ground level brick veneer house into a 3 BR 2 Bath, Butler's Pantry c/w sink, media room and European laundry on the ground floor and a self-contained studio apartment in a new 2nd floor . From our first meeting with Main Layne (Andy & Chrissy), we felt they understood what we wanted. They quickly pointed out ways we could transform the house working with what was there. They connected us to people we needed for the design, engineering and certification. They worked with us to clarify any issues. All documentation including a detailed contract for the works was done quickly. Work started very quickly after approval. It soon became clear to us that the team from Main Layne held themselves to high standards of workmanship. As our project progressed, ideas flowed between ourselves and the team from Main Layne. Things that stood out were: (1) the use of quality insulation throughout the house keeping it cool in summer and warm in winter and reducing our energy costs; (2) the use of available roof space on the second floor studio as attic storage Issues, the unexpected in any renovation, were quickly resolved in the most cost effective way. Choosing interior furnishings, tiles and paint colours (inside and outside) was made easier with help given where possible. Our parapet carport is a prominent feature. Shading pergolas and raised garden beds at the front, back and side of the house create enjoyable outdoor spaces. A 10M2 fully insulated custom built shed with roller door completed our enjoyment of our back yard. A cleverly designed white powder coated aluminium slatted fence with electric car gates and a rebated pedestrian gate give us privacy while letting cool afternoon sea breezes flow thru. Selecting plants for our new garden was made easier with help given where possible. What started off as a daunting project for us ended up becoming a great experience working with the creative team from Main Layne.
