  • the process ENSURES THAT YOU HAVE THE OPPORTUNITY TO REASSESS THE PROJECT IN LIGHT OF THE ACTUAL BUILDER'S QUOTE FOR THE PROJECT BEFORE COUNCIL APPROVAL, AVOIDING ANY COSTS IN RESUBMITTING TO COUNCIL FOR ANY CHANGES ARISING FROM FINE TUNING THE CONSTRUCTION COST; AND
  • the process ENSURES THAT THE BUILDER BECOMES FULLY RESPONSIBLE FOR BOTH THE DOCUMENTATION AND THE BUILDING WORKS AND THEREFORE CANNOT CLAIM ANY EXTRA COST VARIATIONS ON THE BASIS OF OMMISSIONS BY THE ARCHITECT OR CONSULTANTS PREPARING SUCH DOCUMENTS FOR THE PROJECT.

STEP 1 - THE HOME BUILDING ASSESSMENT

Fibrent utilises its unique, patented "Home Building Assessment" , to identify all the building options available to you and make you fully aware of the total design, approvals and building processes in terms of Council's regulations and overall costs involved in your project.

The Home Building Assessment will:

  1. Identify your specific requirements,
  2. Advise you on all the Architectural options possible for your project to satisfy your needs,
  3. Establish whether your requirements will comply with Council's regulations,
  4. Determine an estimate of construction cost for your preferred option.

STEP 2 - FUNDS APPROVAL AND TENDER DOCUMENTS

CONSTRUCTION FUNDS:
Fibrent has negotiated an agreement with its Mortgage originators to make available the Construction funds to approved Clients at rates below the standard variable rates for the entire term of the loan.

TENDER DOCUMENTS:
Fibrent will carry out a detailed investigation of the Property in order to determine if the Project will fit within the physical constraints of the Council's regulations and if the property is suitable for the proposed project in terms of its physical characteristics.

On completion of the detailed investigation of the site, we will prepare "Tender Documents" consisting of:

  1. The "Concept design" which will detail the floor plan of each level, elevations and sections (if applicable) of your project.
  2. The "Extent of Works Specification" which sets out the type, quality and extent of the building works of the your project.
  3. Consultant's and Engineer's Tender drawings and documentation as required.

STEP 3 - BUILDING QUOTES AND SELECTION OF BUILDER

Using the Tender Documents prepared in Step 2, and before formal Council approval, we will obtain a quotation from a builder whom we recommend and such quotation will be for the overall cost of the project including amounts for Architect's and Consultants' fees for:

  1. Assisting this builder to prepare the quotation;
  2. Preparation of a Building Contract as issued by the Dept of Fair Trading;
  3. Obtaining a Development Consent and Construction Certificate from Council for the Project;
  4. Drafting the necessary documentation required for the construction of the Project; and
  5. Inspections during construction.

You may then enter into a contract with such Builder to carry out the building works in accordance with the “Tender Documents” prepared in Step 2 above and we will provide all design and consultant’s services above and liaise between you and such builder to the completion of the building works.
